Full Listing and Leasing Service
GTP is your best source for finding a tenant for your rental property with our Full Listing and Leasing Service. Our goal is twofold: to limit vacancy as much as possible so that we maximize your rental income, and identify tenants who best fit your needs. Once you have signed a management agreement with us, and your departure date from your property is set, GTP will coordinate with you to show your house to prospective tenants. A licensed and experienced Property Manager can arrange for professional photos to be taken if needed (at a discounted rate), create and place ads on over 25 websites, handle all communication with interested applicants, and schedule showings both virtually and in-person with interested parties. Once a prospective applicant is interested in applying, GTP will guide the applicant through our background check process. Once approved, GTP will negotiate the lease terms with your chosen applicant while taking into account your preferences, and circulate the lease to all parties for signature. Once the lease is signed, GTP will coordinate with the tenant directly to collect the first month’s rent and security deposit and to arrange a time to hand over the keys. GTP will conduct a thorough move-in inspection when the tenant moves in, and provide that report to you and the tenants. The cost of this comprehensive list of services is the equivalent of one month’s rent (100% of one month rental income), plus a 8.5-9% monthly management fee per month.
Screening & Lease Coordination Service
If you are in the area and have the time, you may choose to list and lease out the property yourself. With our Screening and Lease Coordination Service, you would be responsible for photos, creating the ad, listing the ad, communicating with potential applicants, and showing the property. Once you have identified a prospective tenant, you can put them in contact with GTP directly to submit an application. We will contact them and guide them through the background-check process. Once the results come back and you have negotiated the lease terms with the prospective tenant, GTP will draw up the lease with your agreed-upon terms, send it for signature, and then coordinate the key handover and move-in inspection with the new tenants. The front-end fee for the leasing package is one half of one month’s rent (as opposed to one month's rent), plus our monthly management fee of 8.5-9%.
Maintenance Plan
Do you already have a tenant in your home and just need us to handle the day-to-day operations? Great! We’d love to assist you. We conduct routine inspections, stay in close contact with your tenant, collect and disburse rent, and work with the DC area's best contractors for necessary repairs. For only a 8.5-9% commission each month, no company can match our value.
